During the last 30 days 60 of these homes sold.
That’s a 14 month supply in this price range if no others come on the market.
During the last 30 days 206 additional homes in this price range were listed.

1398 of these homes are priced at $250,000 to $400,000.
During the last 30 days 148 of these homes sold.
That’s a 9 month supply in this price range if no others come on the market.
During the last 30 days 364 additional homes in this price range were listed.

2364 of these homes are priced at $150,000 to $250,000.
During the last 30 days 313 of these homes sold.
That’s a 7.5 month supply in this price range if no others come on the market.
During the last 30 days 594 additional homes in this price range were listed.

1944 of these homes are priced under $150,000.
During the last 30 days 255 of these homes sold.
That’s a 8 month supply in this price range if no others come on the market.
During the last 30 days 457 additional homes in this price range were listed.

Housing sales remain “stagnant” as inventory increases continue to outpace sales. The hypercompetitive Buyer’s market marches on, with incredible competition between homes “For Sale.”  Price, condition and location remain paramount, with PRICE being the most critical factor in getting showings and sales.

Living in Salt Lake City means being involved in a very environmentally friendly community!  With the anticipation of Earth Day just around the corner on April 22nd; I thought it’d be appropriate to share the ways that Salt Lake City works to preserve our environment all year round!  

In fact, Salt Lake City was founded by those who cared for our earth long before it was a “trend.”  Believe it or not, when the first settlers embarked on Salt Lake County, the valley barely had any trees!  The settlers understood the importance of trees, not just for their aesthetic appeal, but for enriching the soil and providing a healthy atmosphere.  Salt Lake City residents have carried on their passion for the environment and, out of that desire; there are many ways to get involved with the communities efforts to continue towards a green city.

6 tips for going green in your Salt Lake City home!

1. Set the Timer- Set your thermostat to lower temperatures while you’re away from your Salt Lake City home or while you’re sleeping. This will automatically help reduce energy used as well as costs just by programming your thermostat.

2. Let the Sunshine In- During the day, be sure to leave blinds and curtains open to let in the sunlight and natural heat. At night, shut them to help “trap” the warmth.

3. Stop Leaks- Check all doors and windows for drafts. You can easily seal windows and doors to prevent the warm air from your Salt Lake City home escaping while making sure the cool air doesn’t leak in.  In the summer, it will also prevent your air conditioner from working twice as hard.

4. Add a Layer- Feeling chilled? Instead of turning up the thermostat, throw on a pair of socks or an extra layer. These small choices to not turn up the heat can really add up in energy savings!

5. Switch out Your Lights- From lamps to porch lights, all of your lights can be changed out for energy efficient LED lights! This change will add up to financial and energy savings!

6. Unplug- Not using an appliance? Unplug it! The Department of Energy notes that, even if appliances are not being used, they are still using energy. 40% of electricity used for your home electronics is used when they’re turned off, but still plugged in. Getting in the habit of unplugging will prove to be a smart habit in the long run!

As the Salt Lake City Real Estate market begins to become even livelier with the busy spring season; you may feel that now is the ideal time to buy a Salt Lake City home!  Whether you’ve been renting in Salt Lake City or plan to relocate to the area; you’ll find that this vibrant town offers a great lifestyle and many beautiful homes from which to choose.  If you’ve started researching the current housing market; you may have seen reports regarding the new regulations for qualifying for a home loan.

Before becoming discouraged about the entire home buying process; know that, although it may be harder to qualify for a home loan, it’s not impossible!  Lenders have tightened the reins on who is able to qualify for a home loan because of the strain of the past few years.  They feel that having a better handle on who is buying a home will cut down on the number of distressed properties in the future.

Qualifying for a home loan may just take a little extra work prior to applying, but that time will be well worth it in the long run.  Below are four tips to help with the process of qualifying for a home loan.  After all, you want to make sure to get approved as soon as possible to ensure you are able to get in on the Salt Lake City homes that are fresh on the market!

1. Budget Wisely- To make sure that you're not borrowing beyond your means, it's a good idea to follow the Federal Housing Administration guideline.  The FHA determines what 31% of your gross monthly income and will not let you borrow more than that for a home loan.  Being wise with your budget and not stretching yourself too thin will make it easier on you in the long run.

2. Build up Your Credit Scores- Lenders are now expecting a credit score of 600+ even for FHA loans. Having a good credit score is imperative in being approved for a  Salt Lake City home loan.  Taking time to build up your credit scores will result in lower payments each month as the interest rate will be lower. 

3. Determine Your Best Option- There are many other factors such as the type of loan and discount points that will play a role.  If you're not sure of where to begin or what your options are your Salt Lake City Real Estate agent can answer your questions and be a great resource for you.

4.  No-Closing-Cost Loan May Be an Option- Being able to choose a no-closing cost loan means having positive equity, but not having as much cash up front.  If you go with a no-closing cost loan, you'll have a higher rate because you'll be paying the closing costs over time instead of at the time of closing on your new home.
